What Can and Cannot Be Taken During a House Clearance?

One of the most common questions we get asked before a house clearance in Doncaster is simple: what can actually be removed, and what can’t? Here’s a plain-English answer.
What a licensed clearance can take
The vast majority of household contents can be removed as part of a standard clearance, including furniture, appliances, kitchenware, clothing, books, general rubbish, and garden waste. This covers most of what you’ll find in a typical garage, loft, or shed too.
Items that need special handling
- Fridges, freezers and air-conditioning units — require specialist disposal due to refrigerant gases.
- Paint, chemicals, and motor oil — handled through licensed hazardous waste routes.
- Gas canisters and fire extinguishers — need separate, specialist disposal.
- Asbestos-containing materials — cannot be removed by a general clearance team and require a specialist contractor.
None of this means the item can’t be dealt with — it just means it follows a different, regulated disposal route. A licensed waste carrier will tell you upfront if something falls into this category.

Anything that looks like it might be valuable, sentimental, or important — documents, jewellery, photographs — will be flagged rather than automatically cleared, particularly during a bereavement clearance.
Why "licensed waste carrier" actually matters
Anyone removing waste from your property on a commercial basis is legally required to be a registered waste carrier. Using an unlicensed operator can leave the property owner liable if the waste is later found fly-tipped. Always ask to see this before booking.
